With extensive knowledge and experience with the entitlement process, we are known for and have successfully entitled numerous projects at a much faster rate than what most would consider normal.

On a typical project, working in conjunction with various consultants, we perform complete due diligence, establish and resolve all entitlement constraints, obtain or confirm appropriate zoning, procure civil engineering drawings/documents, do full system design, secure all plans, and obtain all governmental and utility approvals. After submission of the compiled documents required by the various approving agencies, any required modifications/additions are completed in order to obtain all permits to begin construction. Anyone experienced in entitlement understands the tedious nature of the steps involved, however with many years of experience, we at CleanPower are able to navigate the process as adroitly as possible, bringing the most fun part of the project to fruition—construction! During the construction phase we maintain very strict schedules with contractors and various subcontractors alike to complete the project on time and on budget.

Recently Entitled and Completed Projects:

2005 - 2009 $7 Million project — West Hollywood, CA. Established Vista View Development, Inc. Purchase of partially entitled property. Construction of a 5-unit luxury condo development. Completed entitlements and construction. First unit sold before completion and the balance will be sold Winter 2009. 4-story condo townhomes with spectacular L.A. views. THE most upscale condo project in West Hollywood, located a half block from the famous Sunset Strip with price points at $1.2M. Contractor was Yourico Construction in Glendale, CA. Construction lending was with Commercial Capital Bank.

2005 - 2009 $25 Million project — Rancho Mirage, CA. Established Vista Vail Estates, LLC - Purchase of 5 acres in Rancho Mirage, CA. Obtained all entitlements for a 9 lot custom gated community. Infrastructure development was completed in Jan. 2009. Plans completed for Italian homes. Project being sold as completed lots.

2004 - 2009 $10 Million project — Bend, Oregon. Established Investors, Inc. which was licensed as a Real Estate Developer with Oregon CCB, building several upper end ($800,000 to $2,200,000) spec homes. Contractor was Clearview Builders in Bend, Oregon. Construction Lending was with Liberty Bank and Umpqua Bank.

1981 - 1985 Residential and commercial solar thermal system installations — Southern California. Our experience with the solar industry goes all the way back to the early 1980's, installing thousands of residential and commercial solar hot water, heating and pool systems throughout Los Angeles County and across Southern California.

Other Developments In Progress:

A $20 Million 4 MW Solar Field in partnership with a private land owner — Temecula, CA. Morrow-Meadows is the contractor/builder and maintenance company.

6 Solar Farm projects totaling 56 MW ($285 Million)— Ontario, Canada. Large ground mount projects located throughout the province of Ontario. Construction expected in 2012.

A $32 Million Retail Neighborhood Center — Rancho Mirage, at Country Club and Hwy 111. This is a 5 acre 52,000 sq. ft. development. The land has been acquired, site plan and design completed, with full submission done to the city of Rancho Mirage. This is pre-certified at the Gold Level as the first LEED Certified Retail Shopping Center in the Palm Springs area.

A $26 Million Retail Neighborhood Center — La Quinta, at 48th and Washington. This is a 4 acre 50,000 sq. ft. development. The land was acquired in Sept. 2007. This will be a LEED Certified development.
